All Class D Major and Class C applications require a pre-application conference with a Planner prior to submittal. Submittals without a pre-application meeting will not be processed and will be returned to applicants. An application will be determined as a Class D Major or Class C by the staff Planner after the preapplication meeting.

Submittal Requirements for Class D Major and Class C (Single Family, Duplex, Major Remodel) Outside of the Historic District

New single family residences, duplex structures, or major remodels located outside of the Historic District, that have platted building or disturbance envelopes, and are assessed no negative points under the Breckenridge Development Code Relative Policies, are processed as Class D Major applications. This category is intended to reduce review time for applicants and the Town as well.

Class D Major applications are Planning staff level reviews and do not require a Planning Commission meeting, unless negative points are incurred by the application.

A new single family, duplex structure or major remodel located Outside of the Historic District without a platted building or disturbance envelope or is a major remodel to a residential condominium, lodging or hotel structure is still a Class C application, and will require a Planning Commission review process.
